Description of Job:
The Maintenance Porter is responsible for the day-to-day maintenance operations of the property or properties assigned.
The maintenance porter will be responding to maintenance requests, completing unit turnovers, ensuring upkeep of such items as:
the grounds, amenities, building exteriors, leasing office, parking lot and other community buildings; executing maintenance programs as instituted by GEM, ensuring compliance with all applicable regulations, laws, and company policies.
Job Duties/Skills:
Inspect, clean, and maintain property grounds, buildings and amenities including the removal of trash Schedule and complete all preventative maintenance programs Inspect grounds, amenities, units, and buildings regularly reporting any unusual or potential risks regarding the property or residents to Site Manager and submittal of required reports/forms.
Observe all Fair Housing rules and regulations in both the letter and spirit of the laws Handling Emergencies in compliance with GEM policies and procedures Assuring the timely reporting and thorough documentation of incidents that involve property damage or personal injury, assisting with insurance reporting Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property or management company, maintaining maintenance storage area/areas.
General Maintenance and Operations - assuring the physical asset of the property meets designated program requirements and GEM's standards.
Timely completion and documentation of all resident and property maintenance requests assuring records up-to-date and accurate Ensuring proper safety logs are completed in accordance with company policies and procedures and applicable OSHA and agency law.
Timely completion of unit turnovers complying with GEM's unit turnover checklist including removal of trash from vacant unit Required
Qualifications:
Education:
High School Diploma or equivalent
Experience:
None Required Physical Abilities:
This position is very labor intensive with prolonged times of standing, stooping/bending, pushing/pulling, and frequent exposure to elements and chemicals.
This position may to lift 100
pounds on occasion and 50
pounds frequently.

Estimated Salary: $20 to $28 per hour based on qualifications.
